As the temperature dropped, many high-rise buildings turned off central air-conditioning. It is understood that it is now suitable to give the central air conditioner a thorough "bath" to ensure that they normally work in winter. However, air-conditioning maintenance has recently visited several large office buildings and shopping malls and found that few units plan to clean the air-conditioning.
Status: over 90% of air conditioners do not "bath" all year round
After interviewing a number of buildings with central air-conditioning, more than half of the staff said that “there is no need to clean”, some said that “cleaning is done every year, but it is operated by the company’s internal engineers”, and some said that they have never heard of it. Central air-conditioning pipes need to be cleaned every year.
According to relevant data from the Municipal Center for Disease Control and Prevention, more than 95% of Nanjing central air conditioners have not been professionally cleaned and prevented after being used for more than 3 years, and more than 90% have not been professionally cleaned and prevented after more than 10 years of use, and even more Some central air conditioners have been used for more than 20 years, but they have never been professionally cleaned and prevented.
Why the air conditioner is not cleaned all year round:
The crux of the problem] Lack of mandatory constraints
On June 30, 2003, the National Standardization Management Committee issued the "Air Conditioning and Ventilation System Cleaning Specifications", which proposed that the central air conditioner must be cleaned in three cases: the ventilation system is polluted, the performance of the ventilation system is degraded, and there are special requirements for the indoor environment. . Cleaning and inspection personnel must undergo relevant technical training before they can work. A month later, the Ministry of Health of the People's Republic of China issued the "Hygienic Specifications for Centralized Air-conditioning and Ventilation Systems in Public Places", which stipulated the hygienic standards and cleaning methods of air-conditioning ducts from the technical level. On March 1, 2006, the "Administrative Measures for the Hygienic Management of Centralized Air-conditioning and Ventilation Systems in Public Places" formulated by the Ministry of Health and three supporting technical specifications were formally implemented, further clarifying that operators of public places should regularly clean centralized air-conditioning. Although the above-mentioned documents clearly require central air-conditioning to be cleaned regularly, due to the lack of compulsory measures, the relevant regulations are difficult to be effectively implemented.
As the current competent authority for air-conditioning cleaning and inspection, the relevant person in charge of the Municipal Center for Disease Control and Prevention said that at present, the basis for the punishment of air-conditioning failure to clean in accordance with the regulations is still the "Public Place Sanitation Management Regulations" enacted in 1987. The regulations stipulate that The cleaner can be fined 300 to 800 yuan. Compared with the cleaning cost of tens of thousands of yuan at every turn, the user can obviously be "indifferent."
[Key Point Two] The cleaning cost is too high
According to industry insiders, Shanghai Decoration Design Co., Ltd. currently has more than 10 central air-conditioning professional cleaning institutions in Nanjing. The cleaning costs are mostly calculated based on the expansion area of the air-conditioning fan coil. Depending on the thoroughness of the cleaning, it ranges from 30 to 100 yuan per square meter. . Calculated like this, it will cost about 200,000 yuan to clean a 20-story central air conditioner thoroughly. However, a cleaning agency revealed that in fact, the cleaning cost per square meter is only 10 yuan, but because the company has a small business volume, it has to add various costs to a few buildings that need to be cleaned.
Key Point Three] Insufficient understanding from all walks of life
Five citizens were randomly interviewed on the side of the road. None of them knew that the central air conditioner must be cleaned regularly. The person in charge of the property department of a five-star hotel in Xinjiekou even said that he would rather spend money to clean the exterior walls of the hotel than to wash the air conditioners. The reason is that the exterior walls are clean and visible, but no one can see if the air conditioners are not clean. figure it out.
"Cleaning National Standards" will be introduced next year
It is understood that at the beginning of this year, the air-conditioning cleaning process standard-setting group led by the Ministry of Construction and the Chinese Academy of Building Research Institute of Architecture, National Air-conditioning Quality Inspection Center, air-conditioning cleaning professional enterprises and other parties was formally established. The team will formulate the "National Ventilation and Air Conditioning Cleaning Service Process Standard", which includes the analysis and identification before cleaning, how to choose the appropriate cleaning method, and how to inspect each link of the cleaning, etc. According to reports, the draft of this standard is currently being developed. The first draft will be produced at the end of this year. After that, the standard will be officially introduced in the early summer of next year. This is also an industry standard for air-conditioning cleaning in my country. .
